This <br />would result in total structural coverage in the amount of 1,531 square feet, which equals the <br />amount of structure that currently e.\ists on the property. <br />Weinberger stated the Applicants arc requesting a variance to structural coverage to permit <br />replacement of the 1,531 square feet of structure where 1,500 is allowed by Code; a variance <br />to permit structure tao be located w ithin 75 feet of the lakcshorc; and a variance to permit 2,079 <br />square feet of hardcover where none is allowed. <br />Weinberger stated Staff would request an updated survey prior to review by the City CouncU, <br />with the updated survey also indicating the lowest floor elevation for the new residence in order <br />to deiermine whether the new house will be located three feet above the OHWL. <br />Staff s only concern with this application is that structural coverage exceeds the allowable <br />1,500 square feet allow’cd under Code. Weinberger noted the amount of structural coverage being <br />proposed is equal to what currently exists on the property. <br />Johnson commented he would like to construct a larger residence, but due to the limits set by <br />the City of Orono, he has reduced the size of the building. <br />Lindquist inquired whether the existing garage will also be removed. <br />Johnson stated it will be. <br />Hawn inquired whether the deck has been included in the hardcover calculations <br />Weinberger stated the deck has been included. Weinberger stated the deck proposed is a ground <br />level deck and would not be considered structural coverage. <br />Stoddard commented in order to be consistent the Planning Commission should look at requiring <br />the Applicant to reduce the amount of structural coverage to 1,500 square feet. <br />Hawn stated that was her only concern with this application as well. Hawn noted the Planning <br />Commission has tvpically not granted variances to structural coverages in the past. <br />Lindquist inquired w hat the size of the garage will be. <br />Johnson stated it w ill be 22.5 feet <br />Lindquist inquired whether the garage could be reduced bv one foot. <br />Johnson commented he would be w illing to reduce the garage by one foot in order to keep the <br />front entr>vva\’. <br />Stoddard suggested that approval be made contingent upon structural coverage not e.xceeding <br />1,500 square feet. <br />PAGE 2 <br />J
