SI <br />VARIANCE REQUEST <br />I own two adjacent pieces of property {32U & 332 W, Lake St.) with existing <br />houses on each. One serves as our primary residence and the other as our <br />guest house and seasonal storage area. My intent, if I receive this <br />variance as requested, is to legally combine the two properties and then to <br />connect the existing structures with an addition. Existing setbacks are <br />12.7 feet on the south side and 20.1 feet on the north side. I do oat need <br />to change these setbacks as all of the work falls between these existing <br />conditions. In fact, once the lots are combined, most of the addition will <br />f.->est the 30* sideyard setback of the newer ordinances passed since the <br />original structures were built. <br />The hardship I face is that the lots are very narrow and the new sideyard <br />setback requirements of 30' make it impossible to build upon them, i.e. a <br />50' lot with 30' sideyard setback leaves a negative 10' for construction. <br />By ccflbining the properties I create a 100' wide lot, but the 30' setbacks <br />are still excessive and the existing houses still do not comply. I am <br />therefore asking for a sideyard setback variance to leave the setbacks as <br />they presently exist, which met the requirements at the time the houses <br />were built. <br />Thank you for your help in this matter. <br />Elake Bichanich <br />BB/hks
