SI
VARIANCE REQUEST
I own two adjacent pieces of property {32U & 332 W, Lake St.) with existing
houses on each. One serves as our primary residence and the other as our
guest house and seasonal storage area. My intent, if I receive this
variance as requested, is to legally combine the two properties and then to
connect the existing structures with an addition. Existing setbacks are
12.7 feet on the south side and 20.1 feet on the north side. I do oat need
to change these setbacks as all of the work falls between these existing
conditions. In fact, once the lots are combined, most of the addition will
f.->est the 30* sideyard setback of the newer ordinances passed since the
original structures were built.
The hardship I face is that the lots are very narrow and the new sideyard
setback requirements of 30' make it impossible to build upon them, i.e. a
50' lot with 30' sideyard setback leaves a negative 10' for construction.
By ccflbining the properties I create a 100' wide lot, but the 30' setbacks
are still excessive and the existing houses still do not comply. I am
therefore asking for a sideyard setback variance to leave the setbacks as
they presently exist, which met the requirements at the time the houses
were built.
Thank you for your help in this matter.
Elake Bichanich
BB/hks
