2. <br />5. <br />The property Is located in the LR-1B Zoning District, where 1.0 acre is the minimum <br />required lot area. The property consists of approximately ,95 acres. <br />3, The Orono Planning Commission reviewed this application on March 17, 2003 <br />and recommended approval by a vote of 5 to 0. <br />4, The Planning Commission made the following findings of fact: <br />A, The existing residence was built in 1966, prior to city adoption of the current <br />1 acre zoning standards. <br />B. The adjacent neighbors ’ view of the lake will not be negatively impacted by <br />the second story addition. <br />C. Lot coverage by structures will be 4,231 s.f,, (10.1%), below the 15% <br />allowed by City ordinance. <br />D. The proposed addition is in character with other properties along Tonkawa <br />Road. <br />E. Hardcover in the 0-75’ setback zone will decrease by 515 s.f. Applicant shall <br />remove 128 s.f Iron the ground level (lakeside) patio, the shuflfieboard deck <br />and the brick pavers around the shuffieboard deck. <br />F.Hardcover in the 75-250’ setback zone will decrease by 1,162 s.f Applicant <br />shall remove 703 s.f of gravel located by the drivewaj, 25 s.f from the circle <br />portion of the driveway, the brick apron and deck. <br />G.The applicant has requested to add to the existing house rather than build a <br />new structure c the property. The owner has slated the existing foundation <br />will not be removed or altered as part of the remodeling plan. <br />1 he City Council finds that the conditions existing on this propcily are peculiar to it <br />and do not apply generally to other property in this zoning district; that granting the <br />variances will not adversely affect traffic conditions, light, air, nor pose a fire hazard <br />or other danger to neighboring property; would not merely serv'e as a convenience to <br />the applicant, but is necessary to alleviate a demonstrable hardship or difficulty; is <br />Page 2 of 8
