&4//f <br />City of Orono Variance Application <br />1 j ''i Baldur Park Road <br />Orono, MN. <br />Statement of Hardship: <br />This property is located on a narrower portion of Baldur Park which is a point or <br />peninsula on Lake Minnetonka North Arm. The property varies in depth from <br />approximately 23 feet on one end to 170 feet in depth on the other with frontage on one <br />side of the peninsula of 100 feet and the other of 60 feet Records available indicate the <br />origiiud structure dating to 1959, permit records show an addition in 1971 and another in <br />1988. The living quarters ate located entirely within the 0*75 foot setback on the north <br />side of the peninsula and a garage just fits between the two 75 foot setbacks from each <br />side of the peninsula. <br />There are two levels to die structure with the lower level on grade and the main living <br />level directly above. The ceiling heights of the main living level of the original structures <br />is 6'-10** clear. <br />The Owner proposes to remove the roof(s) of the original structure and replace with a <br />new roof structure with one continuous ridge approximately 1 ’-10" below that of the <br />1971 addition directly west of this structure. The footprint of the building will not change <br />although the roof is planned to have a 18” deep overhang at the lakeside and rear and 12" <br />on the gable end to the east increasing the hardcover somewhat.
