The Vaughn's <br />are planning to sell 205 Tonka Avenue to their son Tim and family to build a single family residence <br />on it. Prior to this, they want to make 205 Tonka Avenue parcel more conforming in size with the <br />zoning district. 3440 Bayside Road is larger than the 2 acres required and 205 Tonka Avenue is <br />smaller than the 2 acres required. The proposal is to move the south property line of 205 Tonka <br />Avenue 65’ to the south. Currently, both lots are record lots and the lot line rearrangement will <br />create new record lots. <br />The lot at 205 Tonka Avenue is an oddly shaped lot that surrounds another property and is vacant. <br />Both lots were originally developed prior to the adoption of the current zoning standards. The lot <br />line rearrangement would meet the intent of the comprehensive plan because it w ould not iiicrea.se <br />the existing density and would not create additiorial building sites. <br />Variance: <br />If the lot line rearrangement is approved, a variance will be granted at the same time for lot area, llie <br />LR-1A zoning district requires lots to be 2.0 acres, the subject property w ill be 1.9 acres after the lot <br />line rearrangement. <br />PLANNING COMMISSION: <br />Planning Commission recommended by a 6 to 0 vote to: <br />Approve application as presented. <br />1 <br />j
