Section 10.22, Subd. 1 (B) and Section 10.56, Subd. 16 (C)(6): Average Lakeshore Setback: <br />The average lakeshore setback line shall be a straight line connecting the most lakeward protrusions <br />of the residence buildings on the immediately adjacent lakeshore lots. <br />2. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2/. Hardcover within 75’ to 250 ’: <br />Between 75 feet and 250 feet of the OHWL there shall be no greater than 25% hardcover. <br />3. Section 10.03, Subd. 14 (C): Lot Coverage By Structure: For all lots of 0-1.99 acres in total <br />area, the total combined footprint areas of all principal and accessory structures shall not exceed 15% <br />of the lot area. <br />Application Summary: <br />T he applicant requests the following variances to replace an existing 507.6 s.f. (42.3 ’ x 12’) <br />lakeside deck, enclosing 151 s.f as patio area: <br />1) Lot coverage by structure: 2.848 s.f. (16.3%) where 2,620 s.f. (15%) is permitted; <br />2) Hardcover within the 75’to 250’ lakeshore setback zone: 6,442 s.f. (5 7.08%) where <br />2.821.5 s.f. (25%) is permitted; <br />3) Average lakeshore setback: encroaching 21*. <br />PL.ANMNG COMMISSION: <br />Planning Commission recommended by a 6 to 0 vote to: <br />Approve the requested variances with the following conditions: <br />1) 1.506 s.f of e.xisting landscape plastic hardcover must be removed on the property; and <br />2) in the 0-75’ hardcover zone, the 681 s.f concrete patio must be removed to reduce the <br />hardcover from 1,341 s.f (24.86%) to 660 s.f (12.23%). <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution. <br />__
