Morse
2080 Spates Ave.
Wayzata, MN SS391
To: Planning Commission
Attn: Jennifer
City ofOroDO
2750 Kelley Parkway
Orono, MN S53S6
Date: January 24,2003
RE: Variance Application/Hardship Statement
Dear Jennifer,
This home, the original homestead, was built in 1910. We purchased the property in
1980 after it had been on the market for a considerably long time. The home had holes in
the original cedar shingle roof, which was able to welcome wind blown seeds, rain and
sunshine...the result being plants growing in the attic and ceiling water damage. In
addition, the main floor had about a 2" sag to the center of the house, and there was
virtually no insulation in the walls.
Over the years we have done considerable renovations and additions to not only make
this property habitable, but also an attractive home site in Orono, while enhancing the
character of the original farmhouse.
The part of the home we desire to renovate and improve was added to the site in the mid
1970's. In as much, the room is 2X4 construction and insulated with minimal efficiency
based on today's standard. This proposed project, while not tearing down the original
structure, plans to address the following:
* Improve the insulation efficiency
* Add closet space to the small bedrooms on the second level
Keep in context of original home (woodwork, roof pitch,...etc.)
The proposed building project would not expand beyond the existing structure. Ahhough
you may have never seen this section of "Railroad Ave", it is not an improved road. I
have neighbors who say one property owner, who then lived in a home which is now
accessed by Heritage Dr., used this section of Railroad Ave. to access his property until it
was vacated (this section of Railroad Ave.) in the 1970's. In any case, in the 23 years we
have resided here, the section of Railroad Ave. has never been touched by the blade of a
snow plow. For these reasons, I don't understand the necessit}' of a setback variance
because the structyrc7| within 50' of this "Side/Street".
Sincerely, / /
Terry D^orse (Phpjlo ’s Attached)
- -
S
n
\
.»
ri.'
*%.c
i
