Section 10.25, Subd. 6(B): Front Yard Setback: To permit construction of a new second <br />story to the existing residence which is located approximately 14’ from the front lot line where 30’ <br />is required for the LR-IC zoning district. <br />2. Section 10.03, Subdivision 14 (C): Lot Coverage: In all zoning district, for all lots of 0-1.99 <br />acre in total area, the total combined footprint areas of all principal and accessory structures shall <br />not exceed 15% of the lot area. To permit 2,840 s.f. (17.9%) structural lot coverage where 2,371 <br />s.f. (15%) is allowed. <br />Application Summary: The applicant is requesting front yard setback and lot coverage by <br />structure variances to construct a new second story to the existing residence on the property. <br />Discussion: <br />The existing residence was built in 1920. This property is one of two resulting from the <br />replatting of Eagerness Green Subdivision which was approved December 10, 1973. <br />There currently is a second story on the residence. It covers approximately % of the residence <br />and has been constructed at several different times. The second floor and parts of the main <br />floor have a variety of wall and ceiling heights. The main siding, windows and roof need to <br />be replaced. The applicant is proposing to remodel the residence to move his family in. <br />The footprint of the residence is not changing, nor its location. Due to the age and condition <br />of the residence a structural engineer has determined the residence can handle the additional <br />load of the new second story, but will need some additional footings and shoring up. <br />The applicant is also proposing to remove hardcover and structure that exists on the property <br />and adding structure and hardcover to other locations on the property.
