LEASE <br />THIS LEASE (the “Lease”) is made and entered into effective as of February f , 2003 <br />(the “Effective Date”), by and between THE CITIES OF LONG LAKE AND ORONO <br />collectively referred to as ("Landlord”), whose address is Fire Station, 340 Willow Drive, Long <br />Lake, Minnesota 55356, and NORTH MEMORIAL MEDICAL CENTER, MEDICAL <br />TRANSPORTATION DEPARTMENT, a Minnesota corporation (‘Tenant”), whose address is <br />3300 Oakdale Avenue North. Robbinsdale, Minnesota 55422. <br />RECITALS <br />WHEREAS, Landlord is the owner of the real property described on Exhibit A attached <br />hereto and made a part hereof (“Parent Parcel”); and <br />WHEREAS, Landlord has constructed a Fire Station; and <br />WHEREAS, Tenant desires to lease a portion of the Fire Station to use as an employee <br />break room and uses ancillary thereto and the City is willing to lease the premises to Tenant upon <br />such temis and conditions as are expressed herein. <br />NOW, THEREFORE, Landlord and Tenant, intending to be legally bound, hereby <br />covenant and agree as follows: <br />1 •) PREMISES. Landlord does hereby lease, demise, and let unto Tenant, and <br />Tenant docs hereby hire and take from Landlord, upon the terms and conditions set forth herein, <br />that portion of the new Fire Station as depicted on the site sketch contained in Exhibit B attached <br />hereto and incorporated herein (“Premises”), consisting of approximately 120 square feet and <br />hereby grants to Tenant, for the term of this Agreement, a nonexclusive and unconditional <br />rights-of-way and easements, over, upon, and across the Parent Parcel for ingress and egress to
