Utilities and Stormwater Management <br />a)Developer shall construct municipal sewer and water lines as shown on Sheets <br />______, subject to final design detail approval by the City Engineer. The <br />Developer shall provide a 12-month warranty on all utility construction. <br />The City will own and maintain the sanitary sewer and water mains within the <br />development. The City will inspect these systems during their construction <br />to ensure proper installation. Developer shall grant Drainage and Utility <br />Easements to the City of Orono over all municipal sewer and water lines and <br />facilities, including the rights of way necessary to maintain same. <br />Applicants' architect shall submit final development plans to the Metro <br />Council Environmental Services to determine the exact number of SAC units <br />to be charged at the time of the issuance of building permits. <br />Developer shall construct stormwater management facilities as shown on the <br />approved plans. Sheets______. The stormwater drainage system will be <br />owned and maintained by the homeowners association. <br />Developer shall construct a regional stormwater pond within Outlots B and <br />C and within the MnDOT right-of-way per the designs and specifications as <br />shown on Sheets______, subject to Developer obtaining the appropriate <br />permits for such use from MnDOT. The regional pond is intended to <br />accommodate stomnvater runoff from the development as well as for the <br />entire upstream watershed. The regional stormwater pond shall be maintained <br />by the Developer during all phases of development, after which the Stonebay <br />Community Association shall be responsible for maintenance. In the event <br />that MnDOT approvals require that the City be responsible for maintenance <br />of the regional stormwater pond, the aforesaid Association shall accept the <br />financial obligation for such maintenance. <br />Developer shall provide record plan sets for all utility construction in a timely <br />manner. <br />Page 9 of 17 <br />rCjfeitlk
