Section 1 on sheet C2.3 shows a slope of 3:1 from first floor elevation to <br />walk out elevation along side yards. It v <bs already determined by <br />landform that terracing would be necessary in some instances to mitigate <br />erosion or for areas that will be difficult to establish turf. These areas will <br />be detemiined as each housing site is developed. <br />item 10. Landform will amend all parking areas adjacent to retaining waHs to, as <br />shown in section 2 on sheet C2.3, to have barrier plantings for safety <br />purposes. This will apply to any wall heights over 30” in relation to <br />potential walkable areas. <br />Item 11. Curb section will be updated for rain garden islands to show a proper <br />slope to rain garden. Alternates to Vibbon curb' may be considered as <br />well. <br />item 12. The intent of walking surface in rain garden is to be an informal turf path <br />to bench area. This was acceptable to OSU. <br />Item 13. Retaining viralls are to be constructed from iimestone rock. The concern <br />of the 'standard' pattern to boulder walls will not be an issue with this <br />type of material. It is the design intent that the limestone walls look more <br />knitted together than just stacked per geometric size. <br />item 14. Tree protection will be detailed to drip line of trees to be saved. When <br />possible, more area will be given to trees to be saved. <br />Item 15. Design comment that required no direction. <br />Item 16. Walk system to Lofts area will be updated per new architectural layout <br />for Lofts. <br />Item 17. The driveway conflict between two-story townhomes 11 and 12 will be <br />revised to allow parking in both drives. <br />item 18. Sheet C3.4 will be revised in relation to retaining wall locab'on per <br />watershed comments and for improved safety reasons as mentioned. A <br />couple of options were discussed to reduce overall wall height, but the <br />final layout and detail will be determined by watershed comments. <br />Item 19, Concrete crosswalk sections will be amended to have an 8” concrete <br />thickness. <br />Item 20. Additional trees will be added along the NE «de of Kelley Parkway to <br />complete boulevard planting. <br />Item 21. Additional trees will be added at pond overlook ansa. <br />m
