Walker <br />1310 Spruce Place (952)471-7171 <br />Deacrlptlon of Request Estimated Construction cost $8,000 <br />This request for construction of a 294.4 square foot deck, is the first step of a <br />significant property upgrade, which will transform an ordinary modular ranch style <br />house of the 70's into a modem stylish residence comparable to other houses In <br />the neighborhood. All of the improvements and upgrades, other than the deck, <br />will be contained with the existing footprint of the house. All work will be carried <br />out under Ron Anderson, Residential Dream Builders, Plymouth, MN, a <br />Minnesota licensed contractor. <br />Hardship/Description of unusual property conditions <br />This non4akeshore property is located at the dead end of Spruce <br />Place and is surrounded on two sides by platted, but undeveloped city <br />streets (also known as paper streets) (Portland and Grant streets.) <br />Three of the four borders of the property are curved, not straight <br />lines, resulting in an extremely unusual lot configuration. Consequently, <br />the house, which was built prior to the passage of the current ordinance, is <br />oriented in a unique fashion. <br />The average elevation of the property varies by more than an <br />estimated 20 feet from the front to the rear and 10 feet from side to side. <br />The applicant has built several boulder walls to contain the property, and <br />minimize the impact of watershed runoff. A timber wall protects a large <br />oak tree from land shift erosion. <br />The 250' lakeshore setback line falls just inside the we ‘'tern <br />boundary of the property.
