This property is 100 feet in width and 102 feet in depth.
Curtis indicated the existing hardcover is at 50.5 percent or 1,665 square feet and is located within the
75’ setback, with ihe applicant proposing a signiHcant reduction in hardcover to 21 8 percent or
720 square feet With the reduction withm the 0-75’ setback, the applicant has proposed a slight
increase within the 75’>250’ setback zone from 37.6 percent hardcov’er to 47 percent, a diffnetKe of
9.4 square feet.
SufT finds that due to the overlapping setbacks, the size of the lot and the proximity to the creek,
there are hardships to justify granting some degree of variances for this property.
FACE 9
