Michael P Cafl^on <br />Re 2618 Casco Point Road (Vogstrom site) <br />Dear Mr Gaflftron, <br />I live at 2648 Casco Point Road, the neighbor to the south of the referenced property I <br />have reviewed the survey with City staff and have a number of concerns regarding the <br />application for a variance to the hardcover ordinance <br />> Drainage The natural drainage of the Vogstrom site it to the south, toward my <br />property The survey docs not show any contour lines of adjacent p. openies. but <br />the elevation of my improved property is substantially lower The 10-foot side <br />yard set back docs not allow for and the survey docs not show any provision for <br />the evacuation of rainwater runoff from the site There is a low area in Casco <br />Point Road in front of my property I deal with huge amounts of rainwater runoff <br />from the City street crossing my property A proposed driveway on the south side <br />of the site would exacerbate this runoff problem Adequate provisions must be <br />made to deal with on site water evacuation either with the installation of an <br />adequate swale or a catch basin and storm drain <br />> Off Street Parking Casco Point Road is a heavily trafficked street \ isitors and <br />homeowners park on both sides of the street (ohen on adjacent properties) causing <br />a dangerous condition Off street parking should be required for all new <br />construction Any additional parking would create even more hardcover <br />> Tree Protection The survey shows a large footprint for the proposed house This <br />amount of hardcover may require the removal of a number of mature trees for <br />construction and to enhance the view corridors There are large oak and maple <br />trees along the property line that may be compromised by the construction The <br />City should require a tree inventory indicating which trees are to be removed and <br />^bichtrees ar^ to be protected during construction <br />Thank youy <br />---------------------- <br />gA4g-Casco Point Road
