Between 250 feet and 500 feet of the OHWL there shall be no greater <br />than 30 percent hardcover. Between 500 feci and 1.000 feet of the OHWL there shall be <br />no greater than 35 percent hardcover. <br />(Ord.No. 101 2nd scries, § 1(10 56(16)(L)). 2-24-1992) <br />Sec. 78*1403. Lot coverage. <br />In all zoning districts, for all lots of 0-1.99 acres in total area, the total combined <br />footprint areas of all principal and accessory structures shall not exceed 15 percent of the <br />lot area. Exception: Regardless of lot area, every developed lot shall be allowed at least <br />1.500 square feet of lot coverage by principal residence and garage structures <br />Sec. 78*1. Dcfuiitions. <br />Lot area means the area of a lot in a horizontal plane bounded by the lot lines, but <br />not including any area occupied by the waters of a duly recorded lake or river or area <br />frequently under water which serves as a watercourse draining higher land on which <br />sustains emergent aquatic growth or area which has been dedicated as public right-of- <br />way. <br />See. 82-2. Definitions. <br />Dry buildahU' land means land area occurring within the property lines of a parcel <br />or lot, excluding drainageways, flowage areas, floodplains, wetlands, marshland or slopes <br />of 18 percent or greater. <br />Lot area, minimum, means minimum area required for each proposed lot as <br />prescribed in chapter 78. In rural zones not served by sanitary sewer, each lot must <br />contain a minimum of tw o acres of contiguous dry buildable land exclusive of w etlands, <br />public and private rights-of-way, vehicular or pedestrian easements, surface areas below <br />the ordinary high water mark of any surface water or areas at or below the floodplain <br />elevation for a specific property. All rural lots must comply with chapter 58. article 11. In <br />urban areas served by sanitary sewer, each lot must contain contiguous dry buildable land <br />equal to the minimum areas as prescribed in chapter 78 or half-acre, whichever is less <br />(exclusive of public and private rights-of-wtiy. vehicular or pcdc.strian casements, surface <br />areas below the ordinary high water mark of any surface water wetlands or areas at or <br />below the floodplain elevation for a specific property), and have legal access to the <br />building site without encroachment of a wetland or floodplain area. <br />Lbf of Exhibits <br />A.
