The '/j acre lot is small compared to the LR-IA zoning district 2-acr< <br />standard. <br />B Hardcover in the 500-1000' zone will incicasc to 1 remaining below the <br />allowed 35%. <br />C. Structural ^ werage on the f:open>' will incre.ase to 9.9%, remaining below <br />the allow cd 15%. <br />D. The residence was built pnor to cunent roning standards. <br />E. The neighboring icvdencc adjacent to the proposed setback encioacKir.eats <br />arc sufficiently distant so as to be not negatively impacted by the <br />encroachment <br />The City Council finds that the conditions c\ sting on tins prepeny aic peculiar to <br />it and do not apply •jtenerally to other property in this zoning district, that granting <br />ihc variance will not adversely affect tratTic conditions, light, air. nor pose a fito <br />hazard or other danger to neighboring ptoperty; would not merely serve as a <br />con\ cnience to the applicants, but is necessary to alleviate a demonsuablc hardship <br />or difficulty; is necessary to preserve a substantial property right of the applicants; <br />and would be in keeping with the spirit and intent of the Zoning Code and <br />C.'^mprehensive Plan of the Cir - <br />The Cuy Council has considered this application including the findings and <br />rcconuncndations of the Planning Commission, reports by City Staff, comments by <br />the applicants and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />Page 2 of 5
