Placement of structures on lots. <br />When more than one setback applies to a site, structures and facilities must be <br />located to meet all setbacks. Hard cover limitations. <br />(a) No hard cover or impervious surface shall be placed, located or <br />constructed within 75 feet of the ordinary high water level of any lake or tributary, c.\ccpt <br />for stairways, lifts, landings and lockbo.xcs as regulated elsewhere in this Code. <br />(b) Between 75 feet and 250 feet of the OHWT. there shall be no greater than <br />25 percent hard cover. Between 250 feet and 500 feet of the OHWL there shall be no <br />greater than 30 percent hardcover. Additionally, half of the <br />home is located within the 75 ’ setback from the OHWL of French Lake. Any additions <br />or alterations to the existing home wuuld require a lake setback \Tiriance, a ver <br />variance or both. <br />The applicant has proposed to construct decks over existing patio hardcover result.- t in a <br />slight reduction in hardcover within the 0-75* zone.
