Plat Map <br />Background <br />Darrell and Karin Anderson have made an application for lot line rearrangements for <br />properties located at 900, 925, and 965 Old Long Lake Road. The Andersens are the <br />owners of 925 Old Long Lake Road and they made application in June 2004 for front <br />>ard. and side setback variances in order to rebuild a new residence on the property. The <br />Planning Commission indicated at the June 21 public hearing that they would not support <br />side setback variances on this property. The Andersons were directed to redesign their <br />proposal to meet setbacks or to acquire the property necessary to meet the required <br />30'west side setbacks for their rebuild. The Planning Commission also indicated that <br />they were aware that the properties at 925 and 065 Old Long Lake Road were both <br />currently les^ than 2 acres and stated that they would support a lot line rearrangement in <br />spite of the substandard size of the lots in this situation. <br />Currently, the nortliem most property line of 925 Old Long Lake Road is on the north <br />side of Old Long Lake Road, across the road from the property. One goal of the lot line <br />rearrangement is to clear up this property line At this time, the Andersons in conjunction <br />with Bruce Da>ion, the property owner of both 900 and 965 Old Long Lake Road, are <br />requesting to rearrange existing lot lines on all three properties in order to alleviate the <br />problem with substandard side setbacks on 925 Old Long Lake Road and to straighten <br />out the lot line along Old Long Lake Road between 900 and 925 Old Long Lake Rood. <br />Because this is a lot line rearrangement which results in no additional lots, no park fee or <br />stormwater trunk fee will be required. <br />Lot Area Analv.sii <br />Gross Lot Area Including 66' <br />Road Riehl of Wax <br />900 Old Long 1 ake Road <br />(Dayton) <br />925 Old Long Lake Road <br />(.Anderson) <br />965 Old Long Lake Road <br />(Dayton) <br />Existine Proposed <br />38.0 acres ±38.2 acres a <br />1.402 acres 1.375 acres <br />2.006 acres 1.871 acres <br />Conformance with Zoning Ordinance <br />Currently, out of the three existing lots only one (900 Old Long Lake Rd) meets the area <br />and width requirements of its respective Zoning District. After the lot line <br />rearrangement, the two lots which are nonconforming with respect to area will remain <br />nonconforming, and 925 Old Long Lake Road will be closer to meeting the lot width <br />requirement.
