They don’t have a lot of drive-thru traffic, but having tv/o separate drive <br />thru lanes allows them to serve two customers at once. The additional by-pass <br />lane is to ensure that vehicles can get through it customers are at both drive thru <br />lanes. This is especially important for fire trucks and garbage haulers. <br />Planning Commission Concerns <br />1. The planning commission has brought up some concerns regarding green space <br />that can be clleviated if we can get your positive feedback regarding the parking <br />for this development. Current city ordinance requires one parking space per 150 <br />square feet. For our development that translates into 173 stalls. Our <br />development provides 150 spaces, which we beiieve. are more than adequate. I <br />offer the following reasons to justify this position: <br />a) Walgreen’s is required to have 89 spaces per ordinance, but needs about <br />60. I have enclosed a parking study done by Walgreen’s for their busiest <br />store in the state that is located at 70th and York in Edina. The peak­ <br />parking requirement indicates that 48 spaces were filled. If the two <br />remaining retail buildings were parked per the city ordinance. 84 parking <br />spaces would be required. Add the 60 spaces for Walgreen's for a total of <br />144. This is less than the 150 we are providing. <br />b) Most cities in the Twin City Metro area require 1 parking space per 200 <br />square feet of floor area. This is not to suggest that the City of Orono <br />should endeavor to be like other cities, it is meant to suggest that the <br />citizens of Orono will drive to, park and patronize the businesses in this <br />development just like citizens in the rest of the Twin Cities. As a long* <br />term owner of retail properties, I can attest to the fact that this parking <br />ratio works ve^ well. If we use a parking ratio of 1 space per 200 of floor <br />area, the required parking would bo 144 spaces. Again, this is less than <br />the 150 the development provides. <br />Both of these lines of reasoning lead us to the conclusion that the parking we are <br />providing is adequate for the type of development we are proposing. Hopefully, <br />you will agree. <br />2. There are some concerns from the planning commission that the cross traffic for <br />vehicles entering off of Willow Into the site would conflict with those entering the <br />drive-thru for Walgreen's.
