Bike racks are planned near each building and a gathering <br />area with benches is provided in the northwest portion of the site. <br />Vehicle Circulation <br />We have reviewed Shelly Johnson’s comments with staff and have made the <br />foltowing changes to address his site plan comments. <br />a) We have modified the right in right out to allow for a straighter access into <br />the site from Willow. We have also modified the radii for cars entenng the <br />Walgreen's dnve*thru from Willow. We have run AutoTum and large cars <br />are able to make this turn without a problem. The automobile path is <br />ehovin on the site plan. <br />b) V;e v.ould like to clarify the trash enclosure access as well. he <br />commercial garbage haulers are front-loaded. They pull up to the trash <br />enclosure and the dumpster is picked up and dumped over the front of the <br />truck to the back. This works very well with the way we have designed the <br />trash enclosures. For the retail building, the rear drive aisle is one way; <br />therefore we have angled the trash enclosures to ease the trash pickup. <br />c) We have revised our plan to show the turn around stall in the southwest <br />comer of the site. Even though there will be cars parked there at limes, <br />we agree that having the turn around stall is better than not having it. <br />d) We have revised the coniferous plantings at the northwest comer of <br />Walgreen's to be 3' high arborvitae instead of the 15' tall evergreen that <br />we previously showed. This will allow a vehicle exiting the drive-thru for <br />Walgreen's to see vehicles heading northbound through the site to the <br />exit. <br />e) Regarding the two drive thru lanes for Walgreen ’s. This is very important <br />for them. Tney don't have a lot of drive-thru traffic, but having two <br />separate drive thru lanes allows them to serve two customers at once. <br />The additional by-pass lane is to ensure that vehicles can get through if <br />customers are at both drive thru lanes. This is especially important for fire <br />trucks and garbage haulers. <br />Lot Coverage <br />We are proposing 16.1% building coverage on Lot 1 and 19.9% building <br />coverage on Lot 2. for an average of 17.9% for the both parcels. The ordinance <br />requires Building lot coverage not to exceed 15%. but it is common for <br />commercial parcels to exceed 15% building coverage and other commercial <br />developments in the City have been approved at 20%. <br />Normally, commercial developments are restricted by a percentage of green <br />space required, in this case 25%. which is being met.
