STONEBAY MARKETPLACE NARRATIVE <br />We are proposing PUD concept stage plan, PUD general plan, commercial site plan, <br />preliminary plat, and final plat for Outlot A. StoneBay. <br />Lot Area & Width <br />The required minimum lot area for a B-6 district is 2 acres and the minimum lot width is <br />100 feet. We are proposing to create two lots with this subdivision. Walgreen's will <br />than own their own lot. which is preferable to both the developer and Walgreen's. <br />Although we have three buildings we are only proposing to subdivide into two lots <br />instead of three to keep the lot sizes as large as possible. <br />Setbacks <br />A month ago we brought a site pi'n to meet with City of Orono staff that complied with <br />all of the setback requirements, v.-hile maintaining our current building area. At that <br />time, staff suggested that they would rather have us provide additional green space on <br />the east side of the property then meet the setback on the west side of the property. <br />Therefore we made the change to our plan to accommodate staff comments. The <br />adjoining property currently belongs to MNDOT and therefore is being considered a <br />side street, requiring 35* building setback. However, in the future it is believed that this <br />pond will become property of the City of Orono. which would make this property line an <br />interior side. If this was an internal side property line, then we would only be required to <br />have a 10*foot setback. <br />Site Drainage <br />We are proposing to fill in Die ditch along Highway 12 and install storm sev.er to convey <br />this water to the pond. This will allow us to sod from the south edge of this <br />development to the right>of*vray and create a very aesthetically pleasing commercial <br />development. <br />Building Height <br />The majority of the retail buildings are 24 ’-8" high with the gable peak extending to 33'* <br />4.5" high. The Walgreen's building has a roof elevation of 28 ’-3" with the gables <br />extending to 32'-6". The majority of both buildings meet the 30 ’ maximum requirement, <br />with exceptions at gable peaks.
