Aitowed Uses. Based on a compilation of the allow'able uses in the B-1 and B-6 Districts, <br />Planning Commission has produced a list of permitted and conditional uses that would be <br />appropriate for this site as part of the PUD rezoning process. The proposed buildings and site <br />layout w ould reasonably accommodate many of the indivHdual uses on the proposed list of <br />allowable uses. <br />B. Lot Area A Width. Required area and width for B-6 are 2.0 acres and 100'. The proposed <br />preliminary plat creates two lots: Lot 1»1.98 acres / 370', and Lot 2 ■ 1.71 acres and 135'. Both <br />lots arc slightly undersized in area; how e> er, the site at 3.69 acres is limited by having no additional <br />land available. Staff recommends approval of the lot area and widths as proposed. <br />C. Sabaeks. Setback requircmentsandconfoimitywcre included in the April ISmcmo, indicating <br />that all setback requirements are met except for the w cst side setback for the westerly retail <br />building, which is proposed at 2(f rather than 35'. Staff recommends approval for this 20* setback <br />as discussed in the April 15 memo. <br />D. Site Drainag e. The applicants have provided a drainage plan that includes catch basins and <br />storm sew'ers discharging to the adjacent regional pond. The City Engineer’s letter of April 28 <br />indicates the proposed plans are acceptable subject to a number of conditions to be met prior to <br />final plan approval.
