City Planner^ <br />RE: 2377 Shadyerood Road - CUP and Commercial Site Plan Review <br />This memo is intended to follow up on our meeting of Wednesday. March 24*'. Below is a <br />bulleted list of the issues that need to be resolved prio* to the April 19*' Planning Commission <br />meeting: <br />• Meet with Minnehaha Creek Watershed District to determine if on-site stormwater <br />treatment would be required. <br />• Staff would like to again stress cur position that the site cannot support a dnve-through <br />facUKy. If you decide to rc'^ inue with a drive-through plan have your surveyor and/or <br />engineer confirm turning raduses for the drive-through larte and its overall functionality. <br />Any plan incorporating a drivethrough will have to be confirmed by an engineer pnor to <br />the Planning Commission's review of it. Also, be advised that your most current drive- <br />through plan would require a hardcover variance and a front yard parking vanance in <br />addition to tha variances already applied for. <br />• Submit more detailed plans by an architect for your proposed addition. A color rendering <br />showing all existing and proposed building materials would be most helpful. Staff has <br />also indicated that some kind of pitched roof clement should be included with the new <br />plans. <br />• Examine the issue of extending the grassed rear yard in an effort to gain more of your <br />rear yard back from the existing drive isle of the parking lot. This would halp to <br />somewhat improve the safety issues of car traffic at the rear of your sita. <br />• Consider a paved S' sidewalk against the rear of your proposed addition to allow <br />pedastrlana using the on-site parki^ spaces to more easily access the front door and to <br />prevent the posaibilNy of cars bumping into your building when entering the parking <br />apaces. <br />• Set up a meeting with Lyle, our Building Official to ensure there are no major s.te issues <br />involved with the conversion of residenbai struAure to commercial <br />• Submit a revised survey which details all sidewalks, retaining walls, curbs, and which <br />areas will be grassed and/or landscaped and which areas will be paved <br />I'd also lika to reiterate that the Planning Commission at their March meeting indicated they <br />would support the building setback variance, the CUP request for a coffee/bakery use. and a <br />rear yard parking setback variance. Please submit all revisions by April 12** at 12:00 NOON <br />in or^r to be heard at the April 19*' meeting. Thanks and ploase call with questions.
