The proposal requues an amendment of the Community Management Plan (CMP) <br />to allow freestanding retail uses that are not directly associated with supporting an office use on <br />the site. The proposal includes a rezoning via the Planned Unit Development (PUD) process from <br />RR-IB (SFR, 2 acre minimum) to B-S PUD (Highway Commercial District). <br />The proposed development includes a subdivision of the 3.69 acre site into 3 separate building <br />lota as follows: <br />Lot 1: I.S3 acres - 10,(XK) s.f. office/retail building <br />Lot 2: 0.86 acres • 5,000 s.f. bank building <br />Lot 3: 1.30 acres • 14,490 s.f. Walgreens retail/phannacy building <br />Property Owner; John Terrance Homes LLC <br />Applicant/Devcloper: Reliance Development Company LLC - John Traua <br />PUnner/Englnecr: Landform <br />Staff Recommendation: Staff supports the Comprehensive Plan Amendment and the rezoning <br />to B-6 PUD. However, Staff reconunends that after holding the public hearing and ofiering <br />comments regarding the application and site plan, that Planning Commission table the preliminary <br />plat and commercial site plan review, to allow applicants to meet with City staff and consultants <br />to woric through the variety of identified site plan issues.
