A conditional use permit in order to replace a failing timber wall and wooden stair <br />system with lower glacial boulder walls, vegeution, re-grading the slope and the <br />installation of a granite stair system. <br />2. A hardcover variance is also necessary ’ due to the change in the hardcover percentage <br />proposed. The applicant is proposing to reduce the hardcover within the 0-7S ’ zone <br />from 4.5Hu>4.2%. <br />Si^ff MecommauiUkiom: Staff recommendations: <br />Approval of the application subject to the City Engineer's recommendations, which are <br />as follows: <br />1 . The proposed walls will not exceed 3-feet in height and will be screened with <br />vegeution. <br />2. Walls are to be constructed in accordance with the plans and specifications provided. <br />3. Heavy duty silt fence with steel t-posts must be installed and remain along the <br />shoreline throughout the duration of the construction process and remain in place <br />until the slope is stabilized and vegetation is established. <br />Pcrtincal 2U>iiing Ordiuucc ScctioBS <br />Sec 78-282. Lakcsborc hard cover and land alteration rcfulatious. <br />In any LR-1 A, LR-lB, LR-IC or LR-lC-1 district, within 75 feet of shoreline, there shall <br />be no excavating, filling, hard cover, temporary or permanent structures except as <br />permitted under section 78-281. Within 75 to 250 feet of the shoreline, there shall be no <br />greater than 25 percent hard cover. Within 250 feet to 500 feet of the shoreline, there <br />shall be no greater than 30 percent hard cover. Within 500 feet to 1,000 feet of the <br />shoreline, there shall be no greater than 35 percent hard cover.
