R«; S«i«rvo Prap«rTy <br />Pflbruvy 16.3004 <br />The proposal would allow development consistent with environmental protection <br />and the land use pattern. <br />The proposal would allow development that is consistent with the City's environmental <br />protection goals and the existing land use pattern. Furthermore, it provides a <br />reasonable use of a challenging site that is constrained by roads on two sides and the <br />Luce Line Trail corridor on the north. The impact from the traffic voiumes on these <br />corridors makes development of this site challenging. The proposed amendment would <br />allow development that is supported by the market and the existing land use pattern in <br />this corridor. <br />8. The proposal ytouid protect the financial stability of the City, by providing an <br />adequate level of services at minimal cost to the taxpayer. <br />The developer would extend municipal services to this site in order to allow construction <br />of the planned homes; therefore, the proposal would have no cost to the taxpayer. The <br />costs of site development would be borne by the applicant. <br />We respectfuly request approval of an amendment to the Community Management <br />Plan to allow urban residential development on this parcel, based on the finding that <br />amendment would comply with the spirit and Intent of the City's Community <br />Management Plan, would allow redevelopment of this underutilized site, would provide <br />a housing option that Is need in the City and would allow development that Is <br />compatible with the surrourrding development. <br />It is my understanding that this Item will be scheduled for Ranning Commission review on <br />March 15.2004 and City Council action on April 12.2004. <br />If you have any questions or comments, please contact Stephen Johnston or me at <br />612.252.9070. <br />Sincerely. <br />LANDFORM* <br />Kendra Lindahl.
