CH.aie 1 <br />We have reviewed the application for the two-lot subdivision at 1100 Townlme Road. The proposed <br />project would subdivide an existing parcel of just under 14 acres in size into two residential lots. <br />Both lots would share a common dri veway offof Townlinc Road. We have the followng comments <br />with regards to engineering matters: <br />• The final plat should include the dedication of 33-feet of road right-of-way for Tovmline <br />Road. <br />• Easements should be provided over all wetlands, ponding areas and drainage wa>s. <br />• Drainage and utility easements snould be provided lO-feet wide along exterior lot lines and <br />5-feel wide along all interior lot lines. <br />• A driveway easement should be provided over the existing driveway for access to the <br />northerly lot. <br />If you have any questions please call me at (651) 604-4863. <br />Yours very truly, <br />BONESTROO.
