Other issues? <br />Staff Rccommendatton <br />Staff recommends preliminary plat approval subject to: <br />1. Granting of a hardcover variance for the driveway creek crossing. <br />Granting of a lot width variance for Lot 1. <br />Requirement of 35* vegetative buffer/easement along bopth sides of the creek. <br />Submittal of final driveway design prior to issuance of building permits. <br />Driveway width subject to approval of Fire .Marshal. <br />7. <br />8 <br />Subject to all recommendations noted in the City Engineer’s letter of 1-22-04, plus any <br />drainage provisions deemed necessary by City Engineer to accommodate drainage from the <br />east. <br />Council to determine applicability of Park Fee and Storm Water & Drainage Trunk Fee. <br />Subject to the area southeast of the creek within Lot 1 with slopes of 18% or greater being <br />deemed as non-buildable <br />9. Final plat approval shall not be granted unul MCWD permits have been approved.
