A key goal of the dc\ eIopraent it to be pcdesthtn-fricndly for <br />the immediate residential neighbors noith of the site on Kelley Parkway. All three uses <br />turn their back to the residential side in favor of the Highway 12 side. While visibility to <br />Highway 12 is desirable and important, there could be arrangements that try to <br />accommodate both, while still functioning well for the retail operators. Ideally, <br />pedestrians need a pleasant, safe, dedicated pathway from origin to destination. For <br />example, the sidewalk off Kelley Farlo^ ay near the main entry into the site docs not <br />provide such a pedestrian connection to the front door of Walgreen's. Again, until the <br />basic site arrangement works, all other issues fall to the side. <br />3) Architecture. The building materials and details are quite nice and would create a high <br />quality, residential character to the development I am especially pleased to sec <br />Walgreen ’s come forth with this kind of design. Older versions of their stores have not <br />offered this level of design sophistication. I do not have color material samples, but I <br />presume the colors of Walgreen's materials are compatible with one another in earth <br />tones and green, and also compatible with the materials and colors of the bank and <br />oflice/retail building. <br />4) Signage. Signage is a critical element to creating the character of the development - the <br />size, style and placement all being imponanL I agree with staff comments that signage <br />on the Highway 12 frontage should be reduced or eliminated, relying irutead on building <br />signage and monument signs elsewhere on the site. <br />I will be happy to assist in further detailed review of the Stonebay Marketplace PUD at your <br />convenience.
