B- <br />STONEBAY MARKETPLACE NARRATIVE <br />Community Management Plan Amendment <br />We are requesting an amendment to the Community Management Plan to allow <br />retail uses on this 3.69*acre parcel. <br />The property is currently vacant, but was recently platted as OuL'c* A Stonebay The <br />applicant Is now proposing to provide a mix of retail, service and office uses at this <br />location. The commercial uses would complete this intersectcn, which has ratal <br />commercial uses at the other three quadrants and would provide neiohborhocd <br />convenience commerdal uses for the community. <br />The property was recently reviewed as part of the City's recent Ccmmcnity <br />Management Plan update. The City has indicated a desire f:r office uses on th.e <br />comnierclal portion of this site and has suggested that this proper:/ be developed in a <br />yNay that does not compete with the retail uses in downtown Long Lake. Our ana^ys:s <br />shows that the area would not support the amount of office the City planned for the sit«- <br />however, some retail commercial could be provided to serve this neighborhood and <br />provide retail uses that are not planned or available In Long Lake. V/e are proposing to <br />limit the commercial uses In StoneBay to this outlet. No addition retail is planned w^'-Jn <br />the StoneBay development. <br />The mix of residential homes approved in StoneBay and the proposed commercial land <br />uses would allow for the creation of a truly walkable community that would be an asset <br />the aty^o^Long Lake^"^ complement the existing and planned development in <br />We respectfully r^uest approval of an amendment to the Corr.rr,unity Management <br />Plan to allow retail uses in this area when approved as part of a PUD based on the <br />finding that amendment would comply with the spirit and intent of e.e City's Community <br />Marwgement Plan, would aflow development of this vacant site, would provide limited <br />retail to serve the neighborhood and would allow development of the mixed use <br />StoneBay development as originally proposed. <br />Rezoning <br />CurrenUy. the property is zoned Single Family Rural Residential (RH-1B) This zonLna <br />IS not consistent with City s Comprehensive Plan. We are requesting approval of a <br />rezoning to Highway Commercial District (B-6) with a PUD overlay district as requir*^d <br />by the original StoneBay development approvals.
