The <br />proposed improv ements include a buildmg addition and some n=nor grading. We have the following comments <br />with regards to engineering maners: <br />• The current and proposed use of the site is for a rental center. Our site visit indicated that most of the <br />rental trucks and trailers are stored outside on a gravel surface parking lot. There w as no evidence of <br />curb and gutter or any type of storm sewer system. Tae s:*4C lies immediately north of an existing <br />weMand. We strongly recommend that the plans incerporate some type of storm water treatment <br />system to treat the site runolTprior to discharging to the wetland complex. This nught include storm <br />sewer, a treatment pond, vegetated buffer strips, pa-.cd parking areas with curb and gutter, or a <br />combination of the concepts mentioned. <br />• The plans should be submitted to the Minnehaha Cree'e Watershed District for review and approval. <br />• The drainage calculations indicate that the proposed rerm water discharges will not increase from the <br />existing discharges. The calculations do not include the "furcre 1 2-foot wide bituminous drive*' shown <br />on the landscape plan. We recommend that the stone %aier calculations reflect proposed and future <br />site improvemenu so storm water treatment systems czn be sued accordingly. <br />• The drainage calculations should include existing ard prc<posed drainage area maps for the touti <br />drainage area to the site. <br />• The flammable wrasie trap design should be submitted to the Minnesota Pollution Control Agency <br />(MPCA) for review and comment.
