One Family Lakeshorc Residential District ('/j minimum) <br />0.47 acres (20.624 s.‘f.) <br />120 feet <br />Application Summary: Applicant requests the following variances to construct a ne\^ <br />home: <br />1. Lot area variance to allow a rebuild on a lot which is 0.47 acres in size when 0.50 <br />acres is normally required. <br />2. Hardcover variance to allow 38.6^o hardcover in the 75-250* zone when 38.8% <br />currently e.xists and 25"/o is normally allowed. <br />Staff Recommendation: Staff recommendations the follow ing: <br />1. Approval of the lot area variance to allow a rebuild on a lot which is 0.47 acres in size <br />when 0.50 acres is normally allowed. <br />2. E.xception; Regardless of lot area, every developed lot <br />shall be allowed at least 1.500 square feet of lot coverage by principal residence and <br />garage structures.
