Keane, the applicant ’s attorney, in support of the new request for a <br />1699 s.f. footprint and 34.5% hardcover. 1 would offer the following comments with regards to the <br />points in Mr. Keane ’s letter, and 1 would further offer some infonnation comparing this property to <br />other properties which have been recently redeveloped. <br />Size of house and footprint: The proposed 1699 s.f. house/garage footprint has a garage <br />footprint of 680 s.f. and a house footprint of 1019 s.f. I'hc house footprint is exactly 60% of <br />the total footprint. <br />This lot has elevations in the 75-250* /one from 940* to 948* and could easily accommodate a <br />walkout without extreme grading or filling, and without grading into the 0-75* zone. <br />With appropriate design, this 1699 s.f. footprint could accommodate a 2-1/2 story house as <br />follows: <br />1699 s.f. basement walkout <br />1019 s.f. first story <br />1699 s.f. second story <br />1019 s.f. half story <br />5436 s.f. total <br />A footprint of 1500 s.f. with a 500 s.f. 2-stall garage could similarly accommodate a substantial <br />house, and many lakcshore rebuilds have followed this pattern: <br />1500 s.f. basement walkout <br />1000 s.f. first story <br />1500 s.f second story <br />900 s.f half story <br />4900 s.f total <br />If the third stall is so critical, the first story could be reduced by 200 s.f,, with a final square <br />footage of 4700 s.f <br />1 <br />!i <br />j
