CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO.fi. *>■ <br />A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A CLASS III SUBDIVISION FOR <br />PROPERTY LOCATED AT 980 NORTH SHORE DRIVE WEST <br />FILE NO. 03-2937 <br />WHEREAS, Robert Morlock (hereinafter the “subdivider ”) on July 23, 2003, <br />filed a foTnal subdivision application with the City for approval of a two lot residential <br />plat of property legally described as: <br />Lot 2, Block 1, ENGLUND ADDITION, Hennepin County, Minnesota <br />(hereinafter “the property”); and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono ’s Zoning and Subdi\ision Codes, the <br />Orono Planning Commission held a public hearing on August IS, 2003, at which time all <br />persons desiring to be heard concerning this application were given the opportunity to <br />speak thereon; and <br />WHERE.\S, at their regular meeting held on September 22,2003, the Orono City <br />Council considered the subdivision application of the subdivider noting the following <br />findings of fact: <br />1.The property is located within the RR - IB One Family Rural Residential <br />Zoning District requiring a minimum of 2 acres of contiguous dry <br />buildable land within each newly created lot. <br />2 The property contains a total of approximately 4.00 acres of'and. There <br />are no wetlands on the property. <br />3.The proposed plat consists of two residential lots each meeting the <br />minimum lot standard requirements of the RR - IB, One Family Rural <br />Residential Zoning District, each meeting the minimum 2 acre lot area <br />requirements and each having over 200’ in defined width at the street <br />right-of-way. <br />4.
