The application consists of the <br />following: <br />1. A hardcover variance for 57.9% hardcover w'ithin the 75’ - 250' setback zone <br />where 25% is normally allowed and 26.4% currently e.Kists; and <br />2. A variance for side street setback of 10’ where a 15’ setback from the adjacent <br />right-of-way is normally required; and <br />3. An average lakcshore setback variance to encroach 10’ nearer to the lake th, n the <br />properly to the south. <br />Staff Recommendafion: Planning Department Staff recommends the following: <br />1. Approval of the average lakeshore setback variance; and <br />2. Denial of the side street .setback variance and denial of the hardcover variance as <br />proposed as there are no hardships to support the variances as requested. <br />Hardship: Staff does not find that there is a valid hardship to justify granting a <br />hardcover variance or encroach on the side street setback. <br />Pertinent Zoning Ordiininec Sections <br />See. 78-350.
