Letter to the PC from Neighbor at 2648 Casco Point Road <br />Application Summary: <br />In conjunction with a proposal for construction of a new 3002 s.f. home, the applicant requested <br />variances within the 75’- 250’ setback zone for 57.9% hardcover where 25% is normally allowed, an <br />average lakeshore setback variance to encroach 10 ’ nearer the lake than the neighboring home and a <br />side street setback in order to encroach 5’ into the 15’ setback from the unimproved right-of-way. Ai <br />their September meeting, the Planning Commission reviewed the application and voted to table the <br />application stating that they would like to see the applicant revise the plan to reduce hardcover. <br />For review at the October 18 PC meeting, the applicant redesigned the plan to a request for 38.9% <br />hardcover within the 75’ - 250’ setback, a variance for a 5’ encroachment into the average lakeshore <br />setback, and a side street setback variance for a 10 ’ setback from the right-of-way where a 15’ setback <br />is required. <br />As of October 21, the applicant has revised the request for a 75’-250’ setback zone hardcover variance <br />of 36.8% for construction of a 1,884 s.f. house and an average lakeshore setback variance in order to <br />encroach 10 ’ closer to the lake than the neighboring home. This revision shows the proposed house <br />meeting rear, side, and side street setbacks.
