Since <br />that time the applicant has proposed reductions and has been referred back to the <br />Plamiing Commission by the (Tity Council for review of the revised plan. <br />The revised application consists of the following: <br />1. A hardcover variance for 36.8% hardcover within the 75 ’ - 250’ setback zone <br />where 25% is normally allowed and 27 1% currently exists (45.8% with the <br />addition of tlic 2,652 s.f. area used as the gravel driveway in the right-of-way); <br />and <br />2. An average lakeshore setback variance to encroach 5’ nearer to the lake than the <br />property to the south. <br />The applicant has submitted a tree and vegetation restoration plan for the property which <br />staff is currently reviewing._________________________________________________ <br />Staff Recommendation: Planning Department Staff recommends approval of the <br />average lakeshore setback variance, and should the Plaiuiing Commission find that there <br />is a hardship inherent to the land supporting a hardcover variance an appropriate level <br />should be determined. <br />Li.st of Exhibit.s <br />A.
