Lot area variance to allow reconstruction of a home on a 0.49 acre lot when 0.50 <br />acres is required. <br />2. Lot width variance to allow reconstruction of a home where the width at the <br />shoreline and 75 ’ setback is 60’ when 100’ is normally required. <br />3. Hardcover variance to all 37% hardcover in the 250’-500’ zone when 30% is <br />normally allowed. <br />4. Hardcover and lakeshore setback variance to allow an existing deck and retaining <br />walls constituting 6% hardcover in the 0-75’ zone to remain when 0% hardcover <br />and no structure is normally allowed and 14% currently exists. <br />Stuff Recommendation: Staff recommends approval of the renewal variances as the <br />applicant demonstrated a viable hardship and the conditions remain the same. <br />However, staff has added a condition to the approval which states that the applicant must <br />finalize a grading plan prior to final City Council approval of the renewal. This is due to <br />the recent grading issues the building department has been having on rebuilds with <br />lakeshore lots.
