I <br />MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, November 8,2004 <br />7:00 o’clock p.m. <br />(14. m4-30I0 THEODORE L CAPRA, 3534 IVY PLACE, Continued) <br />Gaffron stated the lot the applicant was referring to was significantly shorter, which resulted in a majority <br />of the area being located in two setbacks. Gaffron noted Staff did recommend denial on that application. <br />Gaffron indicated Staff does not find a hardship on this lot for the variances. <br />Sanseverc noted the applicant does have the option of reducing hardcover by relocatuig the residence <br />closer to the road. <br />Capra stated relocating it closer to the road does eliminate his view of the lake to a point. Capra indicated <br />even ten feet makes a big difference on the view. <br />Sanseverc inquired whether the garage is a three-car garage or four-car garage. <br />Gundlach indicated it is a three-car garage. <br />Capra stated some of the hardcover consists of gravel that has been there a long time and was in existence <br />at the time he purchased the property. Capra noted he is reducing the amount of hardcover on the <br />property by approximately 20 percent with his proposal. <br />Capra indicated he has also considered remodeling the existing structure, but stated he was under the <br />impression that you could only remodel within the walls. Capra stated he is unsure what amount of <br />hardcover he would be able to use if he remodels. <br />Sanseverc inquired whether the applicant would like his application to be tabled. <br />Capra stated he would prefer to be able to construct a new residence os he is proposing, but that he is <br />agreeable to tabling his application. <br />White inquired whether the third stall and the driveway going to it could be removed to achieve the <br />desired hardcover level. <br />Gaffron stated that portion of the dnveway is approximately 200 square feet and the garage stall is <br />approximately 200 square feet. <br />Gundlach stated the garage could also be detached and located closer to the road. <br />Peterson stated it docs not appear the Council is willing to approve a 30 percent hardcover limit. <br />Peterson inquired whether this application should go back to the Planning Commission if revisions are <br />made to it. <br />Gaffron recommended the application be sent back to the Planning Commission since it was originally <br />denied. <br />.Sansevere encouraged the applicant to reduce the hardcover to 25 percent. <br />Capra inquired whether he could use the existing hardcover located in different areas of the property and <br />put it towards a building if he remodels. <br />PAGE 12 <br />Mil iriHT iTtJ
