VOTE: Ayes 3, Nays 0. <br />14. #04-3010 THEODORE L. CAPRA, 3534 IVY PLACE - VARIANCES <br />Theodore Capra, Applicant, was present. <br />Gundlach stated the applicant is requesting a hardcover variance in order to construct a new 1,350 square <br />foot single family home. The applicant has been unable to meet the 25 percent hardcover limit for the 75- <br />250 ’ zone. <br />The applicant has proposed two plans before the Planning Commission - one requesting 30 percent <br />hardcover and one requesting 33 percent hardcover. Gundlach stated it is her understanding the applicant <br />is requesting approval of the 30 percent hardcover plan. The Planning Commission unanimously <br />recommended denial of both plans and directed the applicant to design a site plan incorporating the 25 <br />percent hardcover. <br />PAGE 10
