J. Hardcover variance to permit 53.19% hardcover in the 75’-250’ zone when 25% is <br />allowed and 53.05% currently exists. <br />Planning Commission Recommendation <br />The Planning Commission voted 6-1 to approve the requested hardcover variance in accordance with <br />tlie staff recommendation, noted below, and also with the following stipulations: <br />1. Removal of the 58 s.f. of pavers next to the detached garage, and <br />2. Removal of the 28 s.f. of brick existing off the comer of the attached garage. <br />These removals bring the approved hardcover level down to 52.2% within the 75’-250’ zone. <br />Staff Recommendation <br />Staff recommends approval of the request with the following stipulation: <br />1. The applicant should be instructed to remove, at a minimum, the new square footage <br />proposed in order to maintain the current hardcover level. This would constitute removal of <br />at least 16 s.f. <br />Staff also supports the additional removals requested by the Planning Commission, which would <br />bring the 75’-250’ zone down to 52.2% where 53.19% was requested. <br />COUNCIL ACTION REQUESTED <br />Adopt the attached Resolution granting a hardcover variance for 3460 Birch Lane.
