Any new record lot <br />resulting from future combination for ownership and tax purposes of any <br />two or more adjacent record lots listed in subsection (2) of this section <br />with each other and/or with another vacant or undeveloped record lot, <br />which total di7-buildable acreage meets or exceeds one-half acre, will be <br />granted an automatic lot area variance and will be recognized by the <br />council as a buildable lot as if it had been listed under subsection (6) of <br />this section. Each such new record lot may be used for one-family <br />seasonal recreational use without structures, or for a single permitted <br />seasonal dwelling without further council action or review, subject to strict <br />compliance with all setback, hard cover, on-site sewage treatment and <br />other performance standards for development in the RS district, including <br />tax parcel combination pursuant to subsection (2) of this section. <br />(Code 1984, § 10.31(6)) <br />Sec. 78-569.
