A lot area variance to permit development of a lot 3.33 acres in size, of which 1.1 acres is dry <br />and where 5.0 acres of dry buildable is normally required. ____________ <br />Planning Commission Recommendation <br />'fhe Planning Commission voted 7-0 to approve the requested lot area variance based on the staff <br />recommendation noted below. <br />Staff Recommendation <br />Staff recommends adoption of the attached resolution approving the lot area variance stipulating <br />recording of a covenant that w'ould restrict development of the site to a structure no larger than 3 <br />bedrooms. The applicant is also on notification that a separate land use approval may be necessary <br />to access a dock through delineated wetland, and a dock cannot be constructed until the existing <br />moratorium has lifted and standards are in place; and that no specific footprint size or orientation is <br />approved with this request. <br />COUNCIL ACTION REQUESTED <br />Adopt the attached Resolution granting a lot area variance for 560 Big Island.
