Applicant was present. <br />Curtis noted this application was recommended for denial at the October Planning Commission meeting. <br />Since that time the applicant has proposed reductions and this matter has been referred back to the <br />Planning Commission by the City Council. The revised plan consists of a hardcover variance within the <br />75 ’-250 ’ zone ol 36.8 percent hardcover and an average lakeshore .setback to encroach 5* nearer the lake <br />than the properly to the south. <br />£ <br />Curtis stated the applicant has submitted a tree and vegetation restoration plan for the property, with Staff <br />currently reviewing that plan. Staff recommends approval of the average lakeshore setback variance, and <br />should the Planning C'ommi.ssion find that there is a hard.ship for this lot inherent to the land, an <br />appropriate level of hardcover should be determined. <br />Vogstrom stated he did calculate the amount of hardcover on the rightH)f-way. which is being u.sed <br />currently for access. Vogstrom noted there is no driveway currently on the property. Presently there is <br />2652 square feet of hardcover within the right-of-way, bringing the total existing hardcover on just the lot <br />to 2080 square feet and combined it would be 4,732 square feet. Vogstrom indicated he is requesting a <br />hardcover variance to allow 2,824 square feet, which is a reduction of approximately 1900 square feet. <br />Rahn inquired whether the applicant intends to u.se the rightnif-way for access. <br />Vogstrom stated he does not. <br />Rahn asked H>r public comments. <br />There were no publie comments regarding this application. <br />PACE 1
