They have combined these lots and removed the house that existed on the
southerly lot. Each of these lots is 55 feet in width at the roadway and once combined the
width becomes 110 feet. The lot width requirement of the LR - IB zoning district is 140
feet. Because the applicants do not meet this requirement and wish to redevelop the lot, a
lot width variance is required. Had the lot been 112 feet in width, administrative
approval could have been granted, which was the case with the lot’s area.
Accessoiy Structure Variance
The applicants have proposed to keep the accessory structure located in the northern
corner of the lot. Prior to combination of tliese lots, the old house was located on the
southerly lot and this accessory building existed without a principal structure. Only
lakeshore lots arc permitted accessory buildings located in front of the principal structure
and non-lakeshore lots must locate them behind the principal structure. Because these
lots have been combined and redevelopment of the lot is proposed, all accessory
buildings must meet Zoning Ordinance requirements. A variance is required in order to
allow the existing accessory structure to remain closer to the street than the proposed
residence.
Hardship Statement
Applicant has provided a brief hardship statement in Exhibit B, and should be asked for
additional testimony regarding the application.
