The Planning Commission <br />recommended approval subject to the 10 items listed on page 3 of the July 15 staff memo. Item 7 <br />states: <br />"7. Prior to Council aciion on the variance application, applicant shall provide for City Engineer approval <br />a schematic house design and grading plan showing how all of the above conditions can be satisfied.” <br />The schematic house design and grading plan must be provided before this can be scheduled for <br />Council. This plan should be prepared by your surveyor in conjunction with a builder or house <br />designer. The plan must address items 1 thru 6 of the 10-item list. While it is not critical to luve <br />a complete house design, you must show a house footprint including driveway, sidewalk, decks <br />and any other expected amenities; and show- proposed grading using existing and proposed <br />contours (preferably I’ contours). The intent is for staff and the City Engineer to have enough <br />infomiation to assess whether the parameters in items 1-6 can reasonably be satisfied. Your <br />provision of the detailed plan will help us identify whether any of the conditions can’t be <br />successfully satisfied, and to reveal any unexpected negative impacts resulting from these <br />conditions. <br />I know Mark Brickman was working on this 10 days age; I haven’t heard from him lince then.
