T he application consists of the <br />following; <br />1. A hardcover variance for 57.9% hardcover within the 75 ’ - 250 ’ setback zone <br />where 25% is normally allowed and 26.4% currently exists; and <br />2. A variance for side street setback of 10’ where a 15 ’ setback from the adjacent <br />right-of-way is normally required; and <br />3. An average lakeshor. setback variance to encroach 10’ nearer to the lake than the <br />property to the south. <br />Stajf Recommendation: Planning Department Staff recommends the following: <br />1. Approval of the av^'-age lakeshore setback variance; and <br />2.
