A variance to permit the proposed storage shed to be located nearer the front or <br />street lot line than the principal building. <br />2. A north side yard setback variance to permit the structure to be located 15’ from <br />the lot line when 30’ is normally required. <br />3. Oversized accessory structure area variance to permit a maximum individual <br />accessory structure footprint area of 2,160 s.f. when 1,200 s.f. is normally <br />allowed. _____________________ <br />Staff Recommendation: Staff recommends denial of the request as submitted. No valid <br />hardships have been presented to allow the location or area variances for an accessory <br />structure that could otherwise meet the requirements of the Zoning Ordinance if it were <br />reduced in size and relocated.____________________________ <br />Planning Commission Recommendation <br />The Planning Commission voted 4-2 to recommend approval of a variance to permit the proposed <br />storage shed to be located nearer the front or street lot line than the principal building, and denial of <br />the north side yard setback variance and accessory structure area variance. The two dissenting <br />Commissioners, Leslie and Fritzler. felt that the proposed building should meet all requirements.
