y A <br />O'j <br />Draft revisions to 78-1577 re: veh icle storage <br />Section 78-1577. Exterior Storage in R Districts, <br />(c) Vehicle Storage. All vehicles parked or stored on any property within the City shall be <br />operable and cuiTcntly licensed. The parking of vehicles, other than recreational vehicles, in “R’ <br />districts is regulated as follows: <br />Ah \_y <br />(i)Parking of vehicles other than recreational vehicles, with a maximum Gross Vehicle <br />Weight (GVW) of 14,000 pounds or less is allowed in all “R" districts. <br />(2.) <br />. V '«« <br />\ *. .* <br />Parking of vehicles in “R” districts in excess of 14,000 pounds GVW has the,potential. <br />to create potential negative impacts on the surrounding neighborhood. These impacts. <br />may include noise (from operation as well as maintenance of vehicle!, vibration. Rlaie,., <br />orims: soil/water contamination ffiom dnooing. washing, etc h hazards to pedestnans. <br />bv wav of proximity, especially on private roads: wear & tear on lp_cal or private roads,; <br />pionensitv to offload remaining cargo on site at end of dav: and visual rncompatibilitY. <br />with the character of a neighborhood. Such use may be acceptable under certain_ <br />conditions in zoning districts where lot areas are generally 2 acres_gL-larger. For anv properly at least 2 acres but less than 5. <br />acres in area, where it can be shown that prior to the effective_date_Q£_tliii_ <br />ordinance such a vehicle was previously stored on a regular basis prior to and <br />after Januai-y 1.2004. a Vehicle Storage conditional use pemtit maybe, <br />granted subject to the conditions established for such conditional use.p.enriitif. <br />aUnwed in the respective zoning district in which the property is located. <br />. •. V •> <br />,v <br />b. <br />I i <br />^ y' <br />Property owner must be vehicle owner or operator. <br />Vehicle must be set back 50 feet from property lines. <br />d.Vehicle Mmust not be visible from neighboring properties and public streets; <br />vegetative screening is preferred. <br />e.Maintenance of said vehicle shall occur within an enclosed building. <br />f. The vehicle shall not constitute a nuisance at any time; and <br />In a shared driveway situation, the City must have on file an agreement signed <br />by all current driveway users.1
