TE Addmicr <br />Mty2.1998 <br />1 of 1 <br />Monday, September 13,2004 <br />Jim & Denise Render <br />1315 Tonkawa Road <br />Orono, MN 55391 <br />RE: Render Residence, 1335 Tonkawa Road <br />llie Render Residence has been designed in a traditional European cottage style. Some of the elements of <br />this style include very low roof eaves, steeply pitched roof forms, utilizing the roof attic for bedrooms, and <br />the use of deep>set dormers to provide l^t to these rooms as well as animabng the roof form. <br />The massif^ of the house was a critical element m the design^ A primary goal was a desire to minimize the <br />overall bulk and the visual impact of the second floor bednxxns on the exterior expression of the house. <br />This is evident in the final design of the house through the use of very low eave lines (typically 7*-4** above <br />the first floor) and the single story expression of the front of the house. Starting the roof expression at a <br />low elevation does dramatically scale down the houses bulk while lending a human scale to the desiga <br />The steep pitched roof of the design allows the second floor liedrooms to be contained completely within <br />the roof form. An alternate design could have utilized a bwer pitched roof on top of a true secoiKl story. <br />However, it should be noted that even though the peak of a steep roof like this may exceed the height of a <br />lower pitched roof over a second story, the overall bulk is still reduced comparatively when the steep roof <br />is brought down to a lower one-story eave line. <br />An alternate design for this home could have utilized a true second floor, higher eave lines, and a roof form <br />with a higher ridgclinc over the entue house while still complying with the Zoning Regubtions. Such a <br />design would in fset be much bulkier than the proposed house. <br />1o reiterate, the final desigp for the Render Residence has resulted in a house that has much less bulk <br />impact than most new suburban houses with second floors, llie design does conform to the pubibhed <br />height restrictions in the Zoning Regulations of the Gty of Orono as well as to the definition of buddu^ <br />height as set forth in the International Residential Code. <br />Sincerely, <br />Stephen Nord|gMrd.
